Your about to invest thousands of dollars in your new retail startup, or build another branch. Selecting the right premises and location is the most important part. Do either wrong and you could fail.
You may have sold your existing business to re-locate elsewhere and looking to start a new one.
Then again, maybe just looking locally.
Let’s examine the ways you make your selection.
ONLINE SEARCH.
Visit every website (if you know them all) and troll through all the offers to see if anything suits. A lot of the time few details that can help you decide to make contact.
AGENTS
So many companies and branches all with different listings.
PRIVATE LISTINGS
Once again, websites and web searches which all take time.
Often a shop will just have a sign on the door saying it is available for lease. You didn’t see it.
It may be online and you missed it there too.
Shop may have been empty a long time and no advertising anywhere.
DRIVE THE STREETS
Yep, drive for hours consuming fuel and time looking for those elusive premises to pop up somewhere. If your looking at say moving from Tauranga to Palmerston North it’s not going to be possible.
A BUSINESS IS CLOSING
Landlord knows, but has maintenance to do first, and hasn’t listed it yet
A retailer is relocating or closing in the near future and once again unlisted.
EXISTING BUSINESS
Owner is thinking of selling or closing and has not made a decision yet.
SEARCHING FOR PREMISES IS A HUGE UNDERTAKING.
Accepting second best is not good enough. Often people find the premises, sign the lease, move in and then see there was a better choice 300m away that would have been so much better had they known about it.
Daunting isn’t it !
WELL, WE HAVE A WAY TO FIX THAT, AND IT’S A NEW AND EXCITING WAY TO FIND WHAT YOU NEED.
While you are planning your future retail store concept, plan where it will be located. Put an ad on www.shopsforsale.co.nz explaining exactly what you want detailing quality, size, rent affordability, lease required. All the stuff that’s relevant to what you want.
You may be planning to open in 3 or 6 months and will be able to find in advance a location that suits.
This is a way of securing premises in advance before they even hit the market.
The Landlord or business owner will contact you if they think they can help.
THE BEST ADVICE ANY CONSULTANT OR ACCOUNTANT WILL GIVE YOU IS “Have a business plan”
And this is part of that planning, in fact, almost the most important part.
I have put a sample listing online to show you.
You can also do a listing like this for an existing business
